Area Description: The third largest township in Washtenaw County, Scio comprises about 32 square miles located between Maple, Scio Church, Parker and Joy Roads. It is a community of more than 16,500 residents, located immediately west of Ann Arbor. Zoning Description: I-2 General Industrial Scio Township Intent: The intent of the General Industrial designation is to provide locations for industrial operations that may have moderate effects on adjacent properties because of noise, odor, traffic, and storage of materials. Uses are categorized as needing larger tracts of land and outdoor storage of materials and equipment. Description: Due to potentially negative external impacts, the General Industrial designation is limited in scope. Any areas planned for this designation shall not be contiguous with residential uses. General Industrial designations are not compatible and shall not be planned for areas of known ground water recharge and near Township wellhead protection zones. Relationship to Physical and Natural Features: Municipal sewer and water shall be available in the General Industrial area. Areas planned for this designation encompass both existing and future industrial uses and vacant land in proximity to the I-94 freeway. Where parcels abut the I-94 freeway, extensive buffers shall be provided to help provide a more natural appearance along the freeway for passing motorists.
